Eagle House is Avanta’s first business centre in London’s Tech City. We were appointed to manage and carry out the phased CAT A and CAT B fit-out of office space on the ground and first floors from shell and core. The team also oversaw the extensive refurbishment of an existing entrance and staircase, as well as providing new lifts, platform lifts, toilets and bespoke internal finishes.
The floor-plan featured breakout spaces, cellular offices, meeting rooms of differing sizes. In some instances, sliding and folding walls to allow the client to change the available space, admin area, comms room, kitchen and tea-points, as well as WCs. Having installed a lift and DDA-compliant platform to serve only the ground and first floors, our team opened-up a disused lift shaft and in-filled the open floor voids to create a shower area on two floors and a handyperson store in the basement.
As well as establishing excellent communications between the design and client teams, we built a close working relationship with the developer, Mount Anvil. Weekly co-ordination meetings discussed elements of works, which would affect either team – these were essential in meeting the various challenges, for example we:
In line with the client’s requirements we achieved a BREEAM Very Good rating. Our team appointed a specialist commissioning manager for complex systems, including the air conditioning, mechanical ventilation and the Trend building management system, which can be managed remotely. Lighting is all low-energy fluorescent and low-voltage LEDs, which is zoned and features daylight sensors, giving separate occupant control of office zones.
The three-phase project was completed on budget and each phase on programme through smart working practices and by working collaboratively so we could progress to the next stage of the programme.
