The Loom, 14 Gower’s Walk, Whitechapel

One of the UK’s leading property companies, Helical acquired The Loom with the intent of transforming the former Victorian wool warehouse into a modern commercial office building that would attract and retain tenants.

As the 150,000 sq ft building had to remain occupied during the refurbishment, a phasing strategy was developed to enable the existing tenants to carry on uninterrupted and business as usual.

Delivery team

The first phase of works included the relocation of the entrance from the east to west elevation. A new walkway was created through the centre of the plot, linking the cobbled streets at the front and rear of the building. This required the formation of a 12-metre-wide opening in the masonry façade, bearing on a deep, steel lintel with support angles, a woven brickwork lintel detail and hung woven metalwork screen.

Careful consideration was given to ensure the deflection and movement of the new steel did not affect the woven brickwork. A series of mock-ups were produced to determine the final setting out and mortar colour.

Internally, existing smaller units were converted into flexible, larger units for letting purposes. This required the removal of structural brickwork, dividing walls and the installation of a large internal staircase. Openings were also formed at ground level to connect the new café and entrance. Additional facilities for cycle stores, communal showers and welfare facilities were also incorporated.

The project was recognised with a National RIBA award and was a finalist in the British Council for Offices awards for refurbished and recycled workplaces.
